Some
tips to help you sell your property:
Remember that more than one for sale sign on a property can give
the impression to prospective buyers that you are desperate.
New paint or renovations are not always necessary to sell a home.
Often just cleaning up the yard is enough.
Make
sure that all garden tools, vehicles, toys etc are tidied away.
Look at your yard and home critically and dispose of anything
that you do not really need and that is providing clutter.
When
the agent brings someone through the house, if you can, go out.
Prospective purchasers always feel more comfortable in a home
if the owners are not there, which means that they will stay longer,
which means that they have more time to fall in love with your
property!
Guarding
against Termites
We
all know of those nasty little pests' white ants and the terrible
damage that they can do in such a short time.
Here
are a few hints to help keep them away from your home.
Do
not put garden beds directly against your house. Always leave
a gap around the walls of your house, stumps and slab, so that
termites cannot use vegetation and built up soil and mulch as
a bridge to your home. Do not let soil build up around footings
or lattice work around the bottom of the building.
Don't use logs or timber as edging for gardens that are near the
house.
Do not have any items leaning against the outside walls of your
home. Termites will use something as simple as a shovel with a
wooden handle left against an outside wall for any period of time
as a bridge to your property.
Though bark is great mulch it should not be used too close to
the home as termites love it.
Fix any leaking taps as soon as possible. Not only will you save
water but termites are attracted to moisture.
Do not despair if you find termites in your yard, this is not
uncommon on our lush bushy Island home, and does not necessarily
mean that there are termites in your home. However keep an eye
out for those tell tale mud tracks any where near the house. Ant
caps are used on the stumps of most buildings. These are put in
place not to stop white ants but to allow you to see the bridges
that they build to get around the caps. Regularly check these
ant caps.
Baits are a relatively cost effective way to control termites
on your property. They are placed around your property and the
termites eat them and take the poison back to the nest.
If you do happen to find a termite track do not just knock it
down and forget about it. The termites may already be established
inside your home and be happily eating away and destroying your
very large investment. Many people say that they can actually
hear termites chewing in the walls and others use moisture meters
which gauge where termites are active, but the safest way to detect
termites is to call in a profession pest controller.
Termite
can cause major damage, but by keeping your yard tidy and checking
your home often you can help to avoid them.
